In what is perhaps the next step in the continual evolution of the tenement, many units in ‘Old Law’ buildings are being combined to create larger units. TUNA was contacted to help both with the combination of the units as well as renovation.

For this project, we opted to preserve the hallway doors set on an angle - a signature of the era - but rather than separating units it now separates public and private functions within the apartment. The client, an artist and designer looking to use the space as live/work loft, eschewed the typical living room in favor of a large open space with moveable work tables.

Unfortunately, the existing wood floor was unsalvageable and has been replaced with cork throughout. The cork works to deaden sound transmission while also offering warmth underfoot and a finish that evolves nicely over time, reflecting movement patterns within the apartment.

Separating the live/work space and the bedroom is a glass block wall, this brings more light into the private space while the glass block maintains privacy and acoustic separation.

A loft has been added above the bathroom which functions as either flat storage for artwork or a private sleeping area for guests.

While the design suits the clients specific needs, steps have been taken to allow for conversion into a 2 bedroom apartment either by the client or future owners without requiring a permit.
